BC “MAIB” S.A. , as the owner, announces the sale of real estate located in Chișinău municipality, at 9/1 Constantin Tănase street, as follows:
- Description of the properties:
1.1. land for construction with a total area of 0.1161 ha (including an assessment for an access road with an area of 0.017 ha), registered in the Real Estate Register with cadastral number 0100419.605;
1.2. building (administrative block with 6 floors and a basement, registered in the Real Estate Register with cadastral number 0100419. 605.01, ground area – 517.6 m2 total interior area – 2,424.1 m2c;
1.3. non-residential rooms located on 5 floors, registered in the Real Estate Register with cadastral number 0100419.113.01.007, with a total area of 220.1 m2;
1.4. paved access road (in the yard).

- Conditions of sale of the real estate:
2.1. The total selling price of the real estate requested by the Owner is 5,000,000 EUR (five million Euro), including VAT (equivalent in Moldovan lei at the NBM exchange rate on the date of signing the sale-purchase contract).
2.2. The validity period of the Owner’s offer is 30 days from the deadline for submitting offers.
2.3. The payment deadline for the real estate purchased through the tender is a maximum of 5 working days from the date of signing the sale-purchase contract. - Conditions for participation in the tender
3.1. The participant in the tender must submit a purchase offer for the real estate, which will include:
3.1.1. the total price offered for the purchase of the real estate, which may be equal to the price requested by the Owner, or lower than the price requested by the Owner, but not less than 4,800,000 EUR (four million eight hundred thousand Euro), including VAT (equivalent in Moldovan lei at the NBM exchange rate on the date of signing the sale-purchase contract);
3.1.2. the proposed payment term for the full price of the real estate, from the date of signing the sale-purchase contract.
The Participant’s offer must be valid for at least 30 days from the deadline for submitting the offer.
3.2. The participant must submit a guarantee deposit of 150,000 EUR (3% of the price set by the bank), via transfer in MDL at the NBM exchange rate on the date of payment, indicating in the payment purpose “guarantee for participation of ________ (name and surname of the Participant) in the tender for the purchase of real estate located at: Chișinău, 9/1 Constantin Tănase street, to the following bank details: BC „MAIB” S.A., BIC AGRNMD2X, fiscal code 1002600003778, IBAN MD93AG000280944502610498.
The owner will retain the guarantee deposit without refund if:
a) The participant withdraws or modifies the offer during its validity period;
b) The winning participant does not sign the sale-purchase contract for the real estate within 30 days from the deadline for submitting offers;
After the tender is closed and the sale-purchase contract is signed, the guarantee deposit will be used to pay the total price established in the contract.
Upon expiration of the offer period, the Owner will return the offer guarantees to the non-winning participants.
3.3. The participant must provide copies of documents identifying the participant in the tender:
3.3.1. identity card in case of a natural person;
3.3.2. extract from the State Register of legal entities/individual entrepreneurs or Extract from the Register of Peasant households, as applicable;
3.3.3. the decision of the governing body of the legal entity regarding participation in the tender under the terms set by the bank. - The deadline for submitting price offers for the tender – 12.12.2024, 17:00.
- Offers and related documents must be submitted physically, in a sealed envelope, to the headquarters of BC “MAIB” S.A., located in Chișinău municipality, at 127 31 August 1989 street, Secretariat Service, located on the ground floor of the building. Participants should write on the envelope: “For participation in the tender for the purchase of real estate located at Chișinău, 9/1 Constantin Tănase street”.
- The Owner will award the winning offer based on the maximum total price and the proposed payment term and will inform the participants of its decision within 3 working days after the deadline for submitting offers.
- Applicants can view the real estate for sale and related documents until the deadline for submitting offers.
