What kind of property can you buy?
- The property must be at least 80% completed, certified by one of the appraisal companies recommended by the bank.
- The property must be located exclusively in the municipality of Chișinău.

Calculation example:
For a loan of 30,000 USD over a period of 20 years, at an interest rate of 8.85%, the monthly payment will be 267.18 USD. The annual percentage rate (DAE) will be 9.22%, and the total amount due will be 64,124.11 USD.
For a loan of 30,000 EUR over a period of 20 years, at an interest rate of 8.56%, the monthly payment will be 261.63 EUR. The annual percentage rate (DAE) will be 8.90%, and the total amount due will be 62,792.44 EUR.
For a loan of 800,000 MDL over a period of 20 years, at an interest rate of 8.30%, the monthly payment will be 6 845,35 MDL. The annual percentage rate (DAE) will be 8.62%, and the total amount due will be 1,642,886.28 MDL.
The interest rate for mortgage loans issued in MDL is floating and consists of the BNM index of 5,57% and the bank's margin of 3,43%, 2,73% or 2,38%. For certain types of offers, the bank may grant temporary reductions to the reference index, which are expressly described in the credit agreement. For loans issued in EUR, the interest rate is formed from the international reference index EURIBOR 6M at 2,12% and the bank's margin of 4% or 4,5%.
For loans issued in USD, the interest rate is formed from the international reference index SOFR at 4,12% and the bank's margin of 4% or 4,5%.
In the case of loans with a variable rate, the interest changes twice a year, on January 1 and July 1, depending on the reference index published by the BNM and other official international sources. Property requirements
- The property must be at least 80% completed, certified by one of the appraisal companies recommended by the bank.
- The property must be located exclusively in the municipality of Chișinău.
- After the property is commissioned, it is mandatory to inform us as soon as possible through a convenient channel, either online or at one of the maib branches.
If you work on the territory of the Republic of Moldova:
- have a net monthly salary or a confirmed income of at least 6000 MDL;
- you have had a stable job in the last 6 months.
If you are a migrant worker:
- you are officially active abroad;
- you have a net monthly salary of at least 1000 euros, confirmed in the last 12 months.
If you have income other than salary/pension:
- you have one of the following legal professions: lawyer, notary, bailiff, judicial expert, translator, mediator, registrar;
- you receive money transfers from abroad from first degree relatives;
- you receive dividends as the founder of a company registered on the territory of the Republic of Moldova;
- you have income from renting a property;
- you have income from copyrights, royalties;

The bank reserves the right to request supporting documents regarding your income in order to meet the prudential requirements specific by the parties.
To submit the loan application, you need the real estate valuation report, completed by a company approved by the bank.
- For clients officially employed in the RM: if necessary, salary account statement.
- For clients employed abroad or freelancers from abroad, a bank card statement (at a bank other than maib) must be presented, showing the salary and/or service receipts. In addition, the employment contract or any other document proving the employment/provision of services and the declaration on the payment of taxes on the income received must be presented (if applicable, but if there are such documents, it would be better to present them in original to the bank). Py slips are not accepted without a salary card statement.
- For clients with dividends: financial statements for the current and previous year, shareholders' minutes of distributing dividends, and bank statements showing dividend receipts (if received at a bank other than maib).
- For clients practising one of the legal professions: statement of the account where the income is received. For notaries, accounting documents attesting to the expenses of the notary's office must also be submitted.
- For clients with copyright assignment income: copyright assignment contrac and statement of the bank account where the income is received.
- For clients with income from rent/rent/lease: valid rent/rent/lease contract (registered with the SFS) and Release Orders/Payment slips for rent/rent/lease payments or statement of the account opened with maib or other financial institution, either in electronic or paper format.
- the statement of account is submitted in electronic format or on paper signed/stamped only if the income is received through banks in the RM other than maib.
- the bank has the right to request any other document in analysing and approving the client's request.
Once you have obtained a mortgage loan, it's important to insure the mortgaged property. There are two main types of insurance you can consider: mandatory home insurance and optional home insurance. The mandatory one is required by law and is necessary for all mortgaged homes. Its cost is on average 1000 MDL, depending on the mortgaged property. Optional insurance is a personal choice, but it can help you better protect your investment.
Permission from the construction company/seller, which must be provided after the loan approval and the preparation of documents for the notarization of the transaction.
Along with the documents received from the company, you must request the "Collateral data modification act" from the bank, and this act, together with the company documents, must be submitted to ASP/Cadastre (IP CBI) for registration of the commissioning.

How to pay the monthly installments of the mortgage in MDL?
- Top-up the current account with the amount for the monthly payment, according to the repayment plan.
- The monthly payment is automatically performed from the current account on the payment day, according to the repayment plan.
How to pay the monthly installments of the mortgage in EUR/USD?
- Whether you are in the country or abroad, the amount is transferred monthly to the current account opened in MDL, and on the payment day, it is converted by the bank, according to the exchange rate for bank transfer operations (transfer transactions).
- The monthly payment is automatically performed from the current account on the payment day, according to the repayment plan.
- The exchange rate changes daily. To be sure that the amount transferred is sufficient to pay the monthly installment, we recommend you check the exchange rate through the maibank mobile app (Menu/ Settings/ Exchange rate) or transfer an amount of money with additional reserve to the current account. The difference remains in the current account and can be used for the next payment.
How do I pay my monthly loan instalments?
You have 4 ways to pay the monthly instalments:
- by topping up the card at an ATM
- by transferring funds to the current account designated for loan repayment via the maibank app
- by transferring funds using bank details
- via the MIA payment system to the current account
Following the provisions of Article 729 of the Civil Code (republished in the Official Monitor no. 66-75 of 01.03.2019), the mortgager is obliged to ensure the object of the mortgage for the benefit of the mortgagee, at replacement value, against all risks of fortuitous loss or damage.
The property's insurance saves the mortgage debtor from considerable expenses when the insured risk occurs.
Insured risks:
- fire, explosion;
- natural calamities: lightning, storm, hurricane, tornado, flood, the appearance of groundwater, overflow, ice movements, earthquake, sleet, snow, hail, landslides;
- external actions occurred as the result of the collision, injury, or action of animals;
- unlawful actions of third parties: intentional theft, damage or destruction; breaking of glass, showcases as a result of unforeseen and/or deliberate acts of third parties;
- other risks.
Insured amount: The property is insured at the replacement value of the pledged building.
