Conditions for obtaining a mortgage loan for property abroad

Who can apply:

You can apply if you are a citizen of the Republic of Moldova and have stable, official income, regardless of the country where you work:

  • salary or pension in Moldova;
  • income earned abroad;
  • income from dividends, rent, or royalties;
  • legal professions (lawyer, notary);
  • regular SEPA/SWIFT transfers and/or fast transfers from first-degree relatives.

Minimum required income:

  • total monthly income must be at least 40,000 MDL (can be combined: applicant + co-borrower);
  • additional income is accepted if it can be documented.

General conditions:

  • minimum down payment of 30% of the property value;
  • down payment must be proven (bank account or supporting documents, e.g., proof of payment to the seller);
  • you must own or provide a property in Moldova to be used as collateral;
  • you must provide documents confirming the intention to purchase (pre-contract, invoice, reservation agreement);
  • all documents must reflect Moldovan citizenship.

Currency and loan disbursement:

  • the loan is granted in MDL;
  • funds are transferred to your account and then to the seller/intermediary based on provided bank details.

Important for clients working abroad:

  • income must be stable and officially documented;
  • transfers abroad are made in accordance with regulations and only for Moldovan citizens.

Financing conditions

Regardless of whether you work in Moldova or abroad:

  • up to 5,000,000 MDL – for all clients;
  • up to 7,000,000 MDL – for alto/private clients;
  • term of up to 30 years;
  • financing of up to 70% of the property value (minimum 30% down payment).

Yes. The loan is available only to citizens of the Republic of Moldova.

To apply for the loan, you must provide:

  • a valuation report for the property purchased abroad (with the purpose stated as “credit use”);
  • a valuation report for the property in the Republic of Moldova used as collateral.

Valuations must be performed by mutually agreed companies.

Income confirmation

(The same requirements apply regardless of where you work)

  • For officially employed clients in Moldova: salary account statement (if required);
  • For clients working abroad or freelancers: mandatory bank statement (from another bank than maib) showing salary/service income. Additionally: employment contract or other supporting documents and, if applicable, tax declarations. Payslips are not accepted without a bank statement;
  • For clients with dividends: financial statements (current and previous year), dividend distribution decision, and account statement;
  • For legal professions: account statement with income; notaries must also provide expense documents;
  • For copyright income: contract and bank statement;
  • For rental income: valid lease agreement (registered with tax authorities) and proof of payments or account statement.

The bank reserves the right to request additional documents during the analysis process.

After the loan is granted, the property in Moldova used as collateral must be insured.

Monthly repayments

Your monthly payment date is important.

To repay your loan:

  • fund your current account according to the repayment schedule;
  • the payment is automatically deducted.

You can make payments via:

  • maibank app;
  • bank transfer;
  • MIA payment system.

Collateral insurance details

Insurance applies to the property in Moldova used as collateral and provides:

  • financial protection;
  • repayment continuity;
  • peace of mind.

The property is insured at replacement value and the policy must be renewed annually throughout the loan term.
